Rent Collection

Upon takeover of every property, Empower Management serves residents a takeover letter explaining that the rent is due on the first of the month and considered late if it is not received by the 5th of the month. Three-day notices to “Pay or Quit” are served to all residents by the end of business on the 5th of the month. All rents are either written up in the Empower Management office or at the property location or deposited within 24 hours of receipt. Empower Management has a strict policy as it relates to both late fees and NSF fees. Empower Management offers online and other payment options. 

Empower Property Management

Mortgages, Taxes and Insurance Payments

Empower Management understands that paying your asset’s mortgage, property insurance, and property taxes are a top priority to the efficient operation of the investment. We work hard, and have developed a system that insures us all payments are made on time in an efficient way.

Property Marketing

Empower Management takes significant aggressive approach in advertising and marketing its vacancies. This is a big key in getting units rented quickly. When a unit is coming up vacant, Empower Management gets a head start and places a “Now Leasing” banner on the property and starts to place ads on multiple listing sites. Also, the best form of print advertising is searched out. This all depends on the property and what publication works best for the particular area. In addition, we will make and print flyers.

Maintenance

Empower Management has several maintenance vendors that are hired to work on the properties. This saves money for the property owner. The property supervisor, along with the resident manager, checks all work before invoices are approved for payment.

Resident Screening

Thorough and complete resident screening is conducted to insure the tenant is right for your property. This takes liability off the hands of the property owner. Empower Management runs their credit, checks their employment as well as checks with their current manager and/or landlord. If they are approved, copies of their ID as well as copies of their last three current paycheck stubs are obtained. Once they receive final approval, the new lease and move-in package are prepared.

Reporting

Empower Management provides detailed monthly financial statements to all of its clients. This includes cash flow report, income statement, budget comparison report, balance sheet, check register, and many more. â€‹
